My Listing Got Suspended. What Now?
A suspended listing usually stems from three causes: a safety or integrity issue flagged by guests or the platform, a policy violation (your terms or house rules break their rules), or a payment or identity verification problem. Your first step is to identify which one by checking your email and the platform's messaging, then fix it, and appeal if incorrect. Meanwhile, diversify your bookings across other channels so one platform outage does not kill your revenue.
Identify why the listing was suspended immediately
Most platforms send an email notification the moment a listing is suspended, stating the reason. Read it carefully. They usually fall into three buckets: guest safety concerns (cleanliness, security, or injuries reported), policy violations (your cancellation terms conflict with theirs, you asked guests to book outside the platform, or you used prohibited language), or account issues (payment method declined, identity verification failed, or suspicious account activity).
If you do not see an email, check your spam folder, then log into your platform account and look for messages or notifications. If the platform has a help centre article explaining the suspension, read it in full. Some platforms allow suspended listings to view the specific reason on the account dashboard. If it is genuinely unclear, use the platform's support form to ask what triggered the suspension before you attempt to fix it. Do not guess or make changes based on assumption, because a fix that addresses the wrong issue wastes time while your bookings disappear. Act within 24 hours of discovering the suspension: the faster you respond and fix the problem, the faster the suspension can potentially be lifted. Delayed responses often result in longer suspension periods.
Fix the problem and gather supporting evidence
If the suspension is about guest reviews mentioning dirty rooms or safety issues, clean the property thoroughly, take photos of the cleaned result, and update your listing with the new images. If it is a policy conflict, adjust your house rules or cancellation policy to align with the platform's requirements. If it is a payment issue, update your card or bank account details immediately.
For safety claims, respond carefully. Do not dismiss guest concerns, but do provide your version if it is accurate. If a guest reported an injury or damage that did not happen as described, provide evidence: photos, messages from the guest during their stay (if they expressed satisfaction), or records showing the damage was pre-existing. Most platforms give you a chance to respond once before making a final decision. Make your response count by being factual, specific, and professional rather than defensive.
Appeal the decision formally if you believe it was unfair
If the suspension feels unfair or based on a misunderstanding, appeal through the platform's formal process. Most have an appeals system: you provide your version of events, supporting evidence, and request a review. Be factual and calm. Do not blame the guest or make excuses. Instead, explain what happened and what you have done to prevent it happening again. If you can demonstrate that the issue was a one-time misunderstanding or a guest acting in bad faith, include that evidence.
Appeals can take days to weeks depending on the platform. Some overturned suspensions are immediate; others stay suspended while the review is pending. During this time, your listing does not appear in search results and guests cannot book it, which is why having alternative channels matters. Keep copies of your appeal, the platform's response, and any supporting evidence you provided. These become documentation of what happened and how you fixed it.
Protect future bookings by diversifying channels immediately
One suspended listing should not shut down your entire business. If all your bookings came through a single platform, you have learned an expensive lesson. Start accepting bookings through a second platform, or better, build a direct booking channel so you own your guest relationships and are not dependent on any one algorithm or review score. For existing bookings affected by the suspension, contact guests immediately. If a confirmed reservation is on the suspended platform, explain the situation honestly and offer options: rebook on another platform, take their booking direct with the same terms, or cancel with a refund if the dates are no longer viable. Most guests will work with you if you contact them promptly and do not make them chase you.
If the suspension appears to be permanent, your options are limited to other platforms (Booking.com if you were on Airbnb, or vice versa) and direct bookings. You cannot take bookings under the same account on the same platform, but you can build a presence elsewhere. This is painful but survivable if you have other revenue streams. Hosts with a single property and no direct booking channel can be significantly impacted. Hosts with multiple properties or existing direct booking relationships often recover bookings on other platforms within weeks.
Learn from the suspension and rebuild strategically
Once you have resolved the immediate situation, analyse what led to the suspension. Was it a genuine safety or cleanliness issue? A misunderstanding about policy? A guest complaint that was inaccurate? Use that information to prevent the problem recurring on your next platform or direct bookings. If it was cleanliness, implement a deeper cleaning protocol before each guest. If it was a policy confusion, clarify your house rules and cancellation terms upfront.
Keep copies of your appeal, the platform's response, and any supporting evidence. If a future guest or platform asks why you left a previous platform, you have a clear answer. Transparency about what happened and what you learned actually builds trust better than avoiding the topic entirely. This experience is also a powerful motivator to build a direct booking channel: no platform can suspend your own website.
