Your property film

Four steps to more direct bookings

Your direct channel

0% commission. 100% yours.

One flat fee. No tax on the bookings you earn.

Nothing gets switched off.

Your Airbnb and Booking.com listings keep running exactly as they are. No calendar goes dark, no review history is thrown away, and no guest who was going to find you stops finding you.

The other way in gets built beside them.

A property film, your own booking website and the search work that leads guests to it, added quietly alongside what you already run. You decide later how much weight each channel carries.

Common questions.

The short answers hosts ask for first. More on the questions page.

Do I have to leave Airbnb or Booking.com?

No. Every listing stays live while the direct channel is built beside it. You decide later whether to lean on marketplaces less, and nothing is switched off for you.

What does a direct booking channel include?

A property film, a booking website on your own domain, a Google Business Profile connected to it, and the guest messaging around a booking. You can take one layer or all of them.

What does it cost to start?

It depends on how many properties you have and how much of the channel you want built. The guest list runs on its own monthly subscription with a 14 day trial. The channel adds your film and your own booking website, either as a build fee plus a monthly on a twelve month term, or paid outright with no term. Local marketing sits on top as a monthly and the build fee is waived with it. Send us your property list and we will quote it.

Do I need to be technical to run it?

No. The site is handed over ready to run, and the parts that need doing regularly are either automated or simple enough to do from your phone.

Where do you work?

Across Australia and New Zealand. The place pages exist because guests search by town, not because we only build in those towns.
